This villa is a wonderful blend of traditional and contemporary design. The spacious and bright formal dining room boasting lake views can seat comfortably up to 14 guests and opens via beautiful French doors onto the lovely sunny terrace. The adjacent commercial-grade kitchen is fully equipped for the cooking enthusiasts or even amateur chefs in your group. Try your and at making the perfect Italian feast for you and your family and friends to enjoy.

This villa features a corner living room filled with plush sofas where you can relax while watching TV or reading your spellbinding book. Enjoy some peace and privacy, a perfect way to unwind and free yourself from the outside world. There is also an office corner inclusive of a PC, a printer, a fax and a scanner if work is something you cannot leave behind. A game room with a ping-pong table and two guest’s bathrooms complete this floor. Making the villa perfect for all ages as there is something for everyone to enjoy.

The generous and well-kept outdoor retreat area offers a private swimming pool that can be lit and enjoyed also at night. Indulge in a night swim as you gaze upon the clear night sky dotted with beautiful stars. There is also a paved area where a long table is set for dining al fresco for you and your guests. Sun-beds are available to be positioned in the lounge area on the landscaped lawn where you can enjoy open breath-taking views of the Lake.

BEDROOM 1: Queen bedroom with lake views, access to a terrace and each with a private bathroom and shower.
BEDROOM 2: Queen bedroom with lake views, access to a terrace and each with a private bathroom and shower.
BEDROOM 3: Queen bedroom with a private bathroom and shower.
BEDROOM 4: Queen bedroom with a private bathroom and shower.

*All the bedrooms feature A/C, bathrooms are provided with hair dryers.
*For larger groups, adjoining two of the queens there are two additional single rooms that can be rented for an extra, suitable for children.

• Small size pets allowed at the owner’s discretion, at no extra charge
• Check-in: by appointment from 3:00pm to 7:00pm; Check-out: by 10:00am
• All extra services must be paid locally unless otherwise arranged
• Visitor’s tax: The Italian government might require the payment of a Visitor’s Tax (approximately €1.50 – €6.00 per person, per day,
depending on the location) and may be applied for the first ten days in the destination. This tax is payable locally, in Euro cash.
• Non-smoking villa – smoking permitted only outside

NOT INCLUDED WITH RENT:
• Extra housekeeping service: €20 per hour/per staff member (€24 per hour/per staff member on Sundays and bank holidays)
• Pool heating (Jan 01–May 16 and Sep 12–Dec 31): €5 per hour (in order to reach the minimum water temperature of 24/25°C, it is necessary to turn on the heater 36 hours before the guests’ arrival in mild weather. If the weather is colder, the minimum necessary heating time is 72 hours. Once the minimum temperature is reached, a minimum 12 hours per day of heating is required to maintain the temperature)
• Cook service - No third-party suppliers allowed: the services will be provided by the villa management and in-house staff
• Cost of food and beverages
• Extra bed (2 maximum): € 500 per bed/per week
• Personal laundry and ironing: €20 per hour
